A’eo is the third Howard Hughes Corporation development in Ward Village. This condominium complex balances luxury with affordability. Home prices are well below its neighbors, but it still retains excellent amenities and an ideal location. Just downstairs is outstanding retail and entertainment that residents can enjoy without having to travel.

Neighborhood Overview

General Neighborhood: Kaka’ako

Kaka’ako is a growing neighborhood known for its walkability, mixed commercial and residential spaces, and excellent beach access.

Twelve thousand residents currently live in Kaka’ako, but this number will likely increase to 30,000 by 2030.

You can find this trendy neighborhood between Downtown Honolulu, Ala Moana, and Waikiki.

Residential Development: Ward Village

Ward Village is the development by the Howard Hughes Corporation that houses A’eo. This project is the United States’ largest Leed platinum certified planned community.

Ward Village mixes residential, retail, and park space. Its residential buildings include Ahana, Waiea, Ke Kilohana with Victoria Place, Ko’ula, and ‘A’Ali’I still under construction.

Attractions in the area

Within walking distance of A’eo are excellent dining and entertainment options. Down the street is the Kaka’ako Waterfront Park and Ala Moana Beach.

Residents don’t have to travel very far to get to a grocery store. Within the same building, there is a Whole Foods supermarket where residents can shop.

A’eo Overview

Construction

A’eo, completed in 2018, is a 41-story condominium complex with 466 total residences and 72,000 sq. feet of retail space below. It is commonly known as the “Whole Foods Tower,” named after its most popular retailer.

The well-known architecture firm Bohlin Cywinski Jackson, most famous for designing flagship Apple stores worldwide, designed the luxurious complex.

Diamond Head facing condos homes on the east side of the building also have excellent ocean views. Other developments partially block the east side of the building. However, because of the building’s innovative wing design, all units at A’eo have at least partial ocean views.

Listings and Sales

A’eo currently has 44 total active and sold listings. Twenty-two of these units are presently listed, and twenty-two have been sold in the past year.

Residences that have been sold range from $640,000 ($1,536/sq.ft.)-1,450,000 ($1,546/sq.ft.). The average price is $1,015,409 ($1,307/sq.ft.) and the median is $1,007,000 ($1,131,500/sq.ft.).  

Maintenance Fees

At A’eo, maintenance fees are $.78/sq.ft. and include cable, water, sewer, internet, and standard expenses.

A’eo has various floorplans to select from for potential buyers within its 466 units. Townhomes, flats, or villas are not available. Units available include studios, one-, two-, or three-bedroom plans. There are a handful of penthouses at the top of the tower.

Studio units

There are six different types of studio floor plans offered with 0A-0C numbering. All units have 0 bedrooms and one bathroom.

Studio units have 409-435 sq. ft. of space and come in regular and upgraded units.

One-bedroom units

One-bedroom units have 11 different floor plans, numbered 1A-1K. Each has one bedroom and one bathroom.

Sizes for one-bedroom units range from 491-736 sq. ft.

Two-bedroom units

A’eo has 13 different layouts for two-bedroom, two-bathroom units numbered 2A-2M.

These range in size from 837-1,190 sq. ft.

Three-bedroom units

Potential buyers can choose from six different three-bedroom units, labeled 3A-3F.

Three-bedroom units range in size from 1,290-1,329 sq. ft.
