WAIEA REAL ESTATE GUIDE

Waiea is an ultra-luxurious development planned by the Howard Hughes Company and Victoria Ward Ltd. Its location is in the trendy neighborhood of Kaka'ako.

This condominium was the first Howard Hughes development built in the massive Ward Village complex.

Its impressive structure is a 36-story luxury residential tower with 171 residential units. It is one of the tallest residential spaces in Hawaii.

Neighborhood Overview

General Neighborhood: Kaka'ako

Kaka'ako is a thriving residential and commercial district in between Downtown Honolulu, Ala Moana, and Waikiki.

It currently has 12,000 residents, but this number will likely multiply to 30,000 by 2030. New developments can barely keep up with the rapidly rising demand for housing.

Condo prices in this area range from $800,000 to $20,000,000.

Residential Development: Ward Village

The Waiea condominium building is part of a development called Ward Village. This project, planned by the Howard Hughes Company, is a residential community mixed with green spaces and retail.

Other condominiums in the development include Anaha, Ae'o, and Ke Kilohana. Future projects that are under construction are Victoria Place, Ko'ula, and 'A'Ali'I.

Attractions in the area

Residents don't have to go very far to reach the nearest attractions.

At the base of Waiea, you can experience Michelin-star chef Nobuyuki Matsuhisa's world-renowned restaurant, Nobu Honolulu. The restaurant even offers delivery to all residents.

At Waiea's entrance is a stunning bronze sculpture by famous British sculptor Tony Cragg.

Just steps away from Waiea are the Kaka'ako Waterfront Park and Ala Moana Beach.

Construction

Waiea's building, completed in 2016, is an architectural marvel. Its designers are Vancouver-based James K.M. Cheng and Honolulu based Roba Iopa from WCIT Architecture. The interior design is by Ingrao Interiors, led by Tony Ingrao.

Its exterior has 1,200 pieces of customized glass, with no identical pieces on the curved southeast side. 3D Waves inspired the building's innovative design.

There are currently 21 active listings at Waiea. Active listings start at 1 BR, two-bathroom units, and go up to 4 BR, three-bathroom units. 

There were four listings sold within 2020, all of which were 2 or 3 bedroom units with two bathrooms.

The minimum list price for units at Waiea is $1,900,000 ($1,304/sq.ft.), and the maximum is $8,950,000($2,951/sq.ft.). Its minimum sale price is $2,495,000 ($1,320/sq.ft.), and its maximum is $3,375,000 ($1,679/sq. ft.).
